Many people might believe that the Lake of the Ozarks and Truman Lake areas were only tourist attractions and would not have a year round permanent resident population. But, there are thousands of seasonal jobs and many jobs that are similar to big cities anywhere.
The Lake of the Ozarks has experienced tremendous growth and development over the last 20 years and now boasts a population of more than 92,551 permanent residents and a thriving tourism industry. The average total population including visitors and tourists at the Lake of the Ozarks during summer weekends swells to 200,000 people of all ages.
Lincoln and Warsaw have basically merged together along US 65 highway in an hourglass configuration. Lincoln has a medical clinic 10 minutes away. Warsaw is south of Lincoln.
21 miles to the North on US 65 is Sedalia, Mo.
It is at the intersection of US 65 and US 50. The population of Sedalia is around 29,000. The population is very blue collar with manufacturing, rail and trucking distribution. There is everything in Sedalia that you can find in Kansas City (which is 70 miles west) Except the redundancy of finding it in every suburb. All of the Big Box stores like Lowes, Home Depot, Walmart and more.
State Fair Community College is a large junior college best known for its nursing school. There are two large school systems and Bothwell Hospital is a very large complete hospital.
Sedalia is the county seat of Pettis County and since 1901 the Host City of the Missouri State Fair which is in the center of Sedalia with many permanent fair buildings.
Sedalia is the largest close city and is the adjacent county to the North of Benton County, where Eagle Bay is located. It is the center of all of the surrounding smaller communities in a 40 mile radius.
You will see that the population of permanent residents for all of the Lake of the Ozarks is three times larger than Sedalia at 92,000 permanent residents.
Sedalia is on the River Runner route of Amtrak which runs from downtown KC to downtown St Louis. Sedalia is 70 miles east of KC. on US 50 Highway a 4 lane highway, and is 13 miles South of I-70 by way of US 65 also a modern 4 lane highway.
Midway between Sedalia and KC on 50 highway is Warrensburg, a college town with a population of 20,000 and it is the home of the University of Central Missouri, a college with 15,000 students. It is best known for teaching and law enforcement but has a large and diverse curriculum including the School of Business.

The median cost of a home in Benton County is $153,00 compared to the KC metro area at $217,000.

There are more than 70,000 homes along the lake, many of which are vacation homes. The lake is now a major resort area, and more than 5 million people visit annually.
How Far is Medical Attention?
There are three physicians in Lincoln, MO as well as a dentist. In Warsaw there is abundant care including onsite Hospital Campuses for the Golden Valley Hospital based in Clinton, Missouri and The Bothwell Hospital from Sedalia.
Emergency ambulance for Lincoln and Warsaw is nearby. Eagle Bay is protected and is in the district of The Lakeview Heights Fire District.
